Reinvention Experiences

Reinvention of the experience for our customer is a theme that's recurring in business and industry as not only technology advancements allow but as our population mix changes.  As commercial real estate professionals, this change is impacting the way tenants use their space and how they want us to creatively think of how their clients will be served. 

Usually in the Midwest we just get to read about these trends and wait for it to come here. Like from this  Lessons from U2 As They Reinvent the Concert Experience:

So what’s the lesson here?
U2 was able to bring the top-level experience to more people in the arena. Other bands have played on a B-stage, including The Rolling Stones and even U2 in the past. But the connector between the two and the screens made the room feel smaller. They turned Madison Square Garden into a club show.
The enhanced experience allowed them to charge more. They couldn’t move the seats closer, so they brought the show to the seats.
Landlords typically try to figure out how they can charge more rent and increase occupancy. The current trend in the market is to add amenities. But what if you have a smaller building and can’t add amenities? What if you don’t want to spend the capital on the front end, but still want to offer the tenants a better experience?
Bring the amenities to the tenants in creative ways or bring the tenants to the amenities!

Reinvention Experiences in Omaha


The new Think Whole Person Healthcare building just opened in Aksarben Village. The concept is a physician led practice that cares for the entire patient. From inception of where the property is located and every part of the development,  Think a different medical care concept. All the marketing, building layout, computer systems and everything that touches the patient and staff has unique touch. Down to a book that all patients receive talking about how they should Think of their medical care.

The Omaha Chamber is never left out of a an opportunity to reinvent. Love it or hate it, the Chamber reinvented their slogan last year to We Don't Coast. And this year, it's the first time since 1990 that the Buy the Big O show will not be held. Instead, Generate will take its place on August 27. (Check out the Omaha Chamber website for details.)

NuStyle apartment developments can be credited with changing the Omaha downtown living environment. Their brand of reinvention of existing buildings into themed apartment complexes has brought new life to a younger audience living in downtown. This teamed with Mutual of Omaha's commitment to Midtown Crossing continued upscale living and entertainment development has brought this once drab part of Omaha into a vibrant experience.

In conclusion, conditions in the Omaha office market remain resilient and activity is expected to be steady and positive over the next 12 months. It is anticipated within the next 6 months that announcements will be made stating the commencement of construction for 3-4 additional office buildings. Furthermore, there are several major employers looking for additional space within Omaha. The full employment in the area is both a curse and a blessing. The City and its leaders will not lose sight of the reduced unemployment base in the Omaha Metro and will watch for the Omaha business community to become more assertive and creative in retaining and attracting employees to the area.
